Basements

Basement conversions are a great way to increase the square meterage of your home whilst avoiding the costs of moving and stamp duty. A basement can be used for home cinema, a kitchen, bedroom, office, gym, bathroom or Nanny accommodation.

If you are considering a basement conversion, we would be delighted to come and talk to you about your options, how we operate, and help you through every step of the process, from designing the space, applying for planning permission, building regulations approval, structural engineers reports, through to execution of the project.

Step One – Design / Build Consultation

Our representatives will visit your home to show you our building pack, and to discuss your requirements, your options from a structural perspective, budget, logistics, planning applications, drawings and so on. Following the consultation you will receive a costing based on the discussion, and also details of how to proceed to the next stage, time frames, and likely costs. If you use our services for step four, we will pay for the cost of step two. Even if you do not use us, we will only charge you our cost price for the earlier stages.

Step Two – Architectural Drawings

Once you have decided on your requirements, our architect will create your drawings, which can be amended and modified prior to submission for planning approval. The minimum required head height is 240cm. The cost of this stage varies according to the project, but will be discussed at step one. We can also include structural engineers reports at this stage, if they are required.

Step Three – Quote for Works

Once your plans have received planning permission and building regulations approval, we will provide a comprehensive quote for the project. Once this is agreed and a deposit paid, the works will be scheduled. During the works you will have a dedicated project manager who will be your main point of contact throughout the works.

Step Four – Implementation

Once all the paperwork is in place, and if you decide to accept our quote and use us for your project, our team of friendly, efficient and highly skilled tradespeople will begin work on the agreed day. Damp proofing is critical and we have delta membrane waterproofing experts on our team. A typical basement takes between 12 and 20 weeks. During your project we will keep you fully informed through daily reports. Barring unforeseen circumstances, we finish on time and on budget, and we will leave your home clean, tidy and ready for you to enjoy to its fullest.
